Property Management ServicesOnce the property has been handed over, ‘on site’ property management services are also available from Candia Developments. Candia Property Management Services (CPMS) is a dedicated company where proud owners of new homes can enjoy specially designed services at very reasonable rates; services designed to maintain and improve the home, preserve its initial development, and safeguard the buyer’s interests.

CPMS provides a comprehensive Management and Renting service for all areas of property management and maintenance for our prestigious developments in Makry-Gialos, Crete. Services are tailor made to suit your specific property, and we pride ourselves on professionalism and the ultimate attention to detail.

We cover every requirement you may have for setting up your property in Crete, which includes our own interior design team who will help with everything you need for decorating and furnishing your new property.

CPMS can also manage the rental of your property to help you cover the costs of your vacation home or investment. If desired, your property will be marketed via our European agents, a dedicated website (www.bayviewcrete.eu), and our local information offices. Tenants will be carefully selected prospective Candia Developments buyers and families.

CPMS will deal with the ongoing maintenance of your property, and any other needs you may have, to ensure your absolute comfort and satisfaction during your time at Bay View. This includes the safe and efficient operation of all installations, and maintenance of all communal areas to the highest level of quality and cleanliness. All properties will be kept in prime condition, maintaining and increasing their value, leaving you and your guests to enjoy the Mediterranean island lifestyle at leisure.

Weekly Inspection Visits

Conducted as required, to check and report that everything is in good working condition to your property's exterior and interior, or if anything needs attention.

Cleaning Services

As required, when your property is rented out. The service includes laundry, washing and ironing. This full and complete cleaning service will be charged at €35 each time.

Welcome Package

If required, for your guests or yourself, your property can be stocked with a welcome package, comprising tea, coffee, sugar, milk, bread, butter, jam, bottled water, toilet paper, bottle of wine. Welcome packages are charged at €20 per package.

Maintenance

As necessary to internet services and TV satellite dish. Several broadband lines are available to be shared by all units. Unlimited use of these services is included in the monthly fee. A communal satellite dish provides free-to-air channels broadcasting sport, news, and music.

Office administration costs and salary and insurance for the full time maintenance and general ‘handyman’ are included in the fee.

Rentals websiteIn addition to our rental website at www.bayviewcrete.eu, CPMS also cooperates with RCI and others. Group RCI is one of the world’s largest hospitality companies across six continents. RCI has over 60,000 properties under rental agreement that are marketed in over 25 countries. They provide property management for over 22,000 units, from key holding to full property management, and take more than a million reservations per annum.

Car Rental

CPMS is cooperating with a reliable rental company that offers discounts to all Bayview customers. We can also help with transfers to and from the airport.

Financial Services

Financial ServicesThe CPMS monthly management charge includes all book keeping services, and the provision of periodical and final statements against your account, covering rentals, service utilities, and related correspondence by e-mail. It includes collection and administration of all necessary forms for your annual tax declaration and their delivery to the tax authority through our accountant. Payment of water and electricity charges for all communal areas is also included. Owners utility costs for each individual property are not included. The CPMS charge is €98 per month, payable monthly by direct debit.
